Realty Mogul is an American-based private, for-profit company founded in 2012 that does crowdfunding for real estate.
Realty Mogul is a marketplace for accredited investors to pool money online and buy shares of pre-vetted investment properties like apartment buildings and office buildings or loans secured by residential real estate.
Realty Mogul provides accredited investors tools to browse investments, conduct due diligence, invest online and have 24/7 access to an investor dashboard to watch how their investments are performing. Realty Mogul partners with best-in-class real estate investment companies to source quality deal flow and curates all the investments. For these real estate companies, they have access to a broader capital pool and tools to do investor reporting, investor communication and distributions.
History
Realty Mogul was incorporated on May 4, 2012 by Jilliene Helman and Justin Hughes. The website went public on March 20, 2013. Realty Mogul reportedly raised $500,000 in funding from backers including David S. Rose, CEO of Gust, Gordon Stephenson, Board of Directors and Zillow and Sky Kruse, serial entrepreneur.
The company is based in Los Angeles, CA.
The company has also one several pitch competitions including HATCH (the official pitch competition at SXSW in Austin, TX in 2013) and Founder Showcase.
Model
Realty Mogul is one of a number of crowd funding platforms for gathering money from the public, which circumvents traditional avenues of investment. Each real estate property has a deadline and a minimum funding goal. If the goal is not met by the deadline, no funds are invested into the property.
While the platform only features US real estate, it is open to investors from anywhere in the world.
There is no guarantee that investment projections will be reached and Realty Mogul advises all investors that the investments are illiquid investments into physical property in the US. Realty Mogul advises investors to use their own judgment when deciding to invest in a property.
Guidelines
Given securities laws, Realty Mogul is only open to accredited investors making over $200,000 per year or having greater than $1 million in net worth, excluding the value of their home. When regulations are finalized with the JOBS act, Realty Mogul will be able to target non-accredited investors, but will be held to new regulations by the Securities and Exchange Commission.
The common thread amongst all properties featured on Realty Mogul is passive income. Realty Mogul looks for investments that will allow investors to earn quarterly distributions as soon as possible.
Statistics
Realty Mogul investors have invested in three properties to date.
The first was a duplex in Los Angeles, CA where investors were paid 10% annualized on their money. This investment is no longer active and investors were paid out in full.
The second property was a single family residence in Everett, WA. This transaction is still an active investment, and investors are projected to receive 8% annualized on their money.
The third transaction is a four unit property in Los Angeles, CA where investors are projected to receive 8% annualized on their money.
