Skylink, Mumbai

Skylink(स्काय लिंक in Marathi) is an Approved 85 floors Twin Supertall residential skyscraper in Mumbai, India. The towers are located at the sea front in Worli, South Mumbai. Construction will start from October, 2013 and the towers will inaugurated in November 2016. Design of Skylink has been made by the Seattle based architect firm callison as there most recognizable project in India to date, were designed as one of Mumbai’s tallest twin Skyscraper. It would be constructed by HBS Realtors Pvt, Ltd. and J+W Consultants and CBM Engineers will act as its structural engineer. It will stand on the Dr Annie Besant road, Worli near its sea front.

The Skylink towers will achieve a LEED Gold rating for environmental sustainability from Green Building Council.

History

In 2011, HBS Realtors proposed a twin 65 floors and 45 floors building Under the HBS Infinity Towers which was designed by Sanjay Puri architects. But the Proposal was later abounded because of the Land acquisition. Later, in 2012 Three design were accepted for the Skyline project, the final design was accepted in July, 2013 which was designed callison.

Plot history

The Skyline project started in March 2010, when the HBS Realtors Pvt, Ltd. bagged the 3 Acres plot under the Re-development scheme from the Shivshahi Cooperative Housing Society worli to develop the plot and according to the contract the existing 192 tenants will receive apartments in a tall 35 floors building at the same premises. The Construction of the Skylink Building was delayed for 3 years due to the Land acquisition form the Society under the Re-development scheme. Later in 2013 June the project was finally approved and the Demolition of the existing 12 building for the site Preparation is scheduled to star in August.

Location

Skylink is Located along Annie Besant Road in CBD Disctrict of Worli,Mumbai’s along the Worli sea-face. the 301 m twin tower would be located only 150 meters away from the Bandra–Worli Sea Link, 6 km from Bandra Kurla Complex, and 9 km Mumbai airport and 3 km form Eastern Freeway.

Design

In 2012 Three design were accepted for the Skyline project, the final design was accepted in July, 2013 which was designed callison. Skylink building will stand tall from the groung with 85 floors. Each floor of the two builidng will have an Floor plate area of with a ceiling height of . The two building will have an total Gross area of . Two building will have total 16 elevators, 8 elevators for each building.

Two slender and conjoined towers incorporate a variety of units: simplex three bedroom apartments, duplex units, single floor penthouses and multi-level "super" penthouses at the towers' pinnacle. The two tower will house amenities cantilevered decks and private swimming pools culminates in an assemblage of soft-hued LED lanterns, spacious lobby and double height landscaped Sky Gardens with double height Terraces with floor to ceiling glazing on every alternate floor to act as tranquil and refreshing breakout zones. The whole complex can accommodate more than 1000 vehicles in the Car Parks located in the 1st to 10th floors below the two Building with the Innovative technology such as efficient driveways and intelligent traffic management system.

Eco-friendly design features

The design of the building makes it environmentally friendly, using technologies such as floor-to-ceiling insulated glazing to contain heat and maximize natural light, and an automatic daylight dimming system. The tower also features a greywater system, which captures rainwater for reuse. HUB Realtors Pvt, Ltd. states that the building would be made largely of recycled and recyclable materials. Air entering the building is filtered, as is common, but the air exhausted is cleaned as well. The Kohinoor Square Building is one of the first Twin Skyscraper building in India to achieve a Leadership in Energy and Environmental Design Platinum rating for environmental sustainability a Gold (LEED) Certification from Green Building Council.
