FreshStart Living is a British property development company based in Salford. The company converts sites into residential housing units or student halls of residence. The company then sells on the properties to investors in the buy to let property market. Fresh Start Living has a controversial reputation among the property investor community, with examples of forums and news media concerned about the company's sales tactics, business model and the founders' chequered business history. Projects FreshStart Living was established in 2009 and began developing in areas close to its headquarters including Salford, Manchester and Stockport. The company has since expanded and now has developments in Liverpool, Bradford, Nottingham and Greenock, Scotland. FreshStart Living has since expanded into Commercial Property under the name of FreshStart Business and Property Franchise trading as FreshStart Partners. Student Accommodation FreshStart Living concentrate on student accommodation and has completed Montgomery House, Manchester and Greenock Halls, Greenock to date. The company is currently in the process of developing Ford Lane student accommodation in Salford. The £12million scheme is due for completion in by the start of the 2013 academic year. FreshStart Living are also redeveloping Colonnade House Halls, a former commercial building in the centre of Bradford which it plans to turn in to 200 student rooms. Freshstart Living has received notable press coverage for its methods in attracting students to their accommodation. Incentives such as free iPads for the first 50 tenants amounted to great interest from students and local press. The company boast competitive rental prices generating high demand from both investors and tenants, as well as facilities designed to compete with the most prominent student accommodation companies. Residential Property FreshStart Living also develop residential property and pride themselves on their model of regenerating derelict buildings and turning them into affordable apartments throughout the UK. Currently completed is a tower block of apartments in Liverpool called Bispham House. In May 2011, it was announced that the company had acquired a former mill in Manchester, Empress Mill, alongside Trafford Press, a former printing press next door which it will redevelop into apartments. In October 2011, the company announced that it had acquired another former mill in Stockport, St Thomas’s Place, which will also be converted in to apartments. FreshStart Living offer a rental guarantee on residential property investments. The guarantee is available for up to 10 years with a minimum 6% net yield. The company state this is due to confidence in their business model which can ensure high profits across all of its residential investments - despite the property being occupied or not. AIM Listing In September 2011, FreshStart Living announced plans to float on the Alternative Investment Market (AIM) on the London Stock Exchange. This did not take place.
