Lakewood Crossing
Lakewood Crossing is a 476,000 square foot retail complex in the North Lakewood neighborhood of northern Marysville, Washington, constructed by Powell Development. It opened in September 2006 with the opening of its first tenant, Costco. As of January 2007, several tenants have opened stores and many more plan to open stores in the complex or its vicinity.
It is located at Exit 206 (SR 531/172nd St. NE) off Interstate 5, south of 172nd St. NE. It is the largest retail complex in Northern Snohomish County. Lakewood Crossing currently has three stores open: Costco/Costco Gas, Red Robin, Target, Best Buy, and many more.

Traffic Congestion
Since the opening of retail stores in Lakewood Crossing, traffic has dramatically skyrocketed around the area. Cuurently, there is only one main access point for Lakewood Crossing, which is 27th Ave NE and SR 531. WSDOT has no plans to improve this section of road, which WSDOT deemed sufficient to support future traffic for Lakewood Crossing when WSDOT approved road plans for the area before construction. There are plans by the city of Marysville to construct new overpasses and freeway ramps to the south of Lakewood Crossing to provide new access points and to support new development in the area. As of August 2007, no improvements have been made.
2007-2010
The only confirmed project for improving congestion is the addition of a right turn lane from eastbound 172nd Street to the southbound I-5 on-ramp, reducing congestion at the most congested exit from Lakewood Crossing. This project was to be completed in April, but construction has yet to start, according to the city of Marysville. Another project is to build a ramp from the Costco Gas Station to southbound I-5 at least by 2010.
Interchange Improvements (Exit 206)
WSDOT will build a two-lane loop ramp from westbound SR 531 to Southbound I-5, a realigned two-lane on-ramp from eastbound SR 531 to southbound I-5, a three-lane southbound off-ramp, and a two-lane to four-lane northbound off-ramp (as seen in the above image). Also included is a park & ride facility next to the complex.
Bridge/Railroad
On 156th Street, there was a railroad crossing that was closed in 1999 because of the dangerous conditions. Officials have said that this crossing May Be reopened with safety improvements to alleviate congestion. Also, there will be an overpass from 156th and Twin Lakes Ave. across I-5 to Smokey Point Boulveard, with provisions for future ramps to Interstate 5 when growth warrants it.
Extension
The city is also planning an extension of Twin Lakes Avenue, at an unknown time. It will connect to The Intersection of Stimson Road/140th Street and 34th Ave. N.E., thereby creating a continuous frontage road from 88th Street to 172nd Street (Quil Ceda Blvd., 34th Ave. N.E., and Twin Lakes Avenue).
Since the city of Marysville annexed the North Lakewood area in 2006, they are rezoning the area around Lakewood Crossing for retail, business, and light industry purposes, which will also bring many other transportation improvements to the area.
