Bressi Ranch

Bressi Ranch is an exclusive, 525-acre master-planned community in the coastal-resort town of Carlsbad, California located southeast of The Intersection of El Camino Real and Palomar Airport Road, which is approximately four miles inland from the coast. Also known as the Garden District, it is under development by the Lennar Corporation and Barratt American, two of America’s most acclaimed real estate developers. Once completed, the community will include an assortment of land uses, including: residential, commercial, recreational, and educational. Bressi Ranch is largely characterized by an abundance of rolling lawns and flower beds, tree lined streets with double sidewalks and bulb-outs with planters, eight different parks, fountains and gazebos, and numerous walking trails. In the annual Forbes Magazine ranking of the "Most Expensive Zip Codes" in the U.S. the 92009 ZIP code of Bressi Ranch ranked among some of the most expensive in the nation.

Concept

By 2010, the Garden District will be home to top-notch schools, numerous recreational amenities, a multitude of office buildings, assorted luxury boutiques and grocery stores, and numerous other buildings of necessity all within walking distance to the neighborhoods. Bressi Ranch will ultimately be on the same functioning level as a small, suburban town in a matter of years, meaning residents will have the ability to accomplish many tasks and errands without having to drive into neighboring communities or towns. This mixed-use concept addresses many of the faults present in other similarly-sized master-planned communities throughout the country that only incorporate residential zoning into their infrastructures.

Neighborhoods

Bressi Ranch is home to seven distinct neighborhoods that feature single family, detached one and two story residences of varying price ranges, sizes, and architecture. Mulberry, a neighborhood of affordable condominium homes, is also in Bressi Ranch. Although each neighborhood is unique, they all come together to form the entire residential district of the community. Neighborhoods may be distinguished by the architecture, location, size, and layout of the homes contained within. The residences of Bressi Ranch rest atop a prodigious ridge that is visible from many locations throughout the area, granting many homes panoramic views of the surrounding city, hillside, valley, and/or the Pacific Ocean.

Magnolia Estates

  • These semi-custom estate homes range in size from 4,985 to 6,280 square feet and sell in the low to mid-$2,000,000s. Architecture is reminiscent of Colonial Revival, Colonial Federal, and Classical Revival. Many residences sit on ½ acre lots that enjoy expansive views of the surrounding hills. Highlights include gourmet kitchens with custom cabinetry, 4 car garages, gated entryways, stone and brick exteriors, butler’s pantries, integrated home automation systems, and high rise ceilings.

Cassia

  • The residences of Cassia range in size from 3,280 to 4,091 square feet and sell in the low to mid-$1,000,000s. This neighborhood is located at the highest point in Bressi Ranch, and many homes command views of the Pacific Ocean and the surrounding valley and hillside. These residences feature gourmet kitchens with top-of-the-line GE Monogram appliances, courtyards, 3 and 4 car garages, and libraries, and may feature game rooms and balconies. Lots run narrower and deeper, allowing for expansive side-courtyards.

Canterbury

  • These homes sell in the low to mid-$1,000,000s with the majority of residences exceeding 4,000 square feet. Lots provide panoramic views of the surrounding hills and valley and are conveniently located near the Village Square as well as the main entrance of Bressi Ranch. Residences feature brick and stone fireplaces, butler’s pantries, libraries, courtyards, and walk-in closets, and may feature porticos, balconies, sun decks, and game rooms. These homes come in a variety of architectural styles, mainly Spanish and classical.

Gardenside

  • The homes of Gardenside range in size from 2,544 to 3,397 square feet. Residences include tech centers and and 2 and 3 car garages, and may also feature game rooms.

Heather Court

  • Garages are located at the backs of the homes, which are accessed via alleyways. Homes average 2,812 to 3,094 square feet, with many featuring exterior columns and covered patios.

Wisteria Place

  • Homes in this neighborhood feature three to four bedrooms and 2 ½ to 3 ½ bathrooms. Homes are 2,366 to 2,868 square feet, and sell for between $700,000 and $900,000.

Primrose Point

  • The residences of Primrose Point are 2,094 to 2,605 square feet. Homes feature gourmet kitchens with granite countertops, and may also feature porticos and game rooms.

Education

Pacific Ridge School, an independent, non-public school for grades 7-12 that specializes in secondary and college-preparatory education, recently opened its doors in Bressi Ranch and will reach the final stages of completion by 2010. The $19,000 annual tuition covers the salaries and benefits of highly qualified teachers from around the country, many with advanced degrees, international experience, and years in the classroom. Families in Bressi Ranch who opt for public education are served by the award-winning Carlsbad Unified School District, which is comprised of nine elementary schools that feed into three middle schools and one high school. This includes the brand new Poinsettia Elementary School, which is located under the Bressi Ranch neighborhood of Magnolia Estates, and Carlsbad High School, which will undergo significant renovations and changes in late 2007.

Recreation

At the center of the Garden District is Bressi Commons; important focal points include the Village Club (a Monterey-style multi-use facility used for meetings and gatherings), barbecue and picnic areas, pools and spas, basketball courts, and outdoor fireplaces with sitting areas. Besides the eight parks sprinkled throughout the community, a brand new 33-acre mega park will be opening in Summer 2008 at a cost of $40 million in Bressi Ranch. The Alga Norte community park will include baseball fields, a dog park, a skate complex, three tot lots, basketball half courts, plenty of open space, a trail system, and an aquatic complex that will feature a competition pool, a 12-lane instruction pool, a therapy pool, and a recreation component featuring slide pools and a lazy river. The Alga Norte park will be accessible by all residents of Carlsbad, however only residents in Bressi Ranch will have the privilege of being able to walk to and from the park in a matter of minutes.
