The Chelsea Residences

The Chelsea Residences is a mid-rise residential and commercial condominium that will be constructed in Muntinlupa City, Philippines. It is being developed by Picar Development, Inc., the development arm and real estate subsidiary of the AMA Group of Companies<ref name= "inq1" /> owned by Ambassador Amable R. Aguiluz V.<ref name= "philstar1" /> The company will invest P2.6 billion for the construction, development and residential inventory of the said condominium project.<ref name= "inq1" /><ref name= "philstar1" /> Upon completion in 2017, it will offer its residents a view of either the Manila Bay or Laguna de Bay.<ref name= "inq2" /> It will also have fully functional Wi-Fi accessibility features, making it the first "intelligent" residential building in Alabang.<ref name= "inq1" />
Announcement
On the 15th of August, 2012, Picar Development, Inc. announced the construction of a 32-storey mixed-use residential and commercial condominium to be constructed in V. Buencamino Street, adjacent to the Alabang-Zapote road in Ayala Alabang, Muntinlupa City. It will be situated near the Alabang business and commercial district, San Beda College - Alabang, Alabang Town Center, and the Alabang Medical Center.<ref name= "chelsearesidences" />
Picar Development has started pre-selling its 696 residential units for the project, which is set to be completed and ready for occupancy by 2017.<ref name= "inq1" /><ref name= "philstar1" /> According to Danilo Jugno, General Manager for Picar Development, Inc., The Chelsea Residences will be a "subdued community" to " laidback environs" of Alabang, which is "...known for having the highest ratio of spaces to developed land."<ref name= "inq1" /> This will allow future residents to have a "less congested address with a lower density of people living in the community."<ref name= "inq2" />
Design
The Chelsea Residences has been conceptualized to embody "smart modern living."<ref name= "inq1" /> It will have Wi-Fi enabled accessibility and IT features such as "state-of-the-art facilities, highly advanced connectivity and security integrations."<ref name= "inq1" /><ref name= "philstar1" /> Other amenities include a swimming pool, gym, jogging paths and recreational and sports facilities.<ref name= "chelsearesidences" /> Five basement levels will also be made available for parking.<ref name= "chelsearesidences" />
The condominium offers studio, one-bedroom, two-bedroom and penthouse units. There are 372 standard studio units from 23.90 to 27.91 square meters, 48 studio with balconies units from 24.93 to 28.59 square meters, and three studio with garden units from 31.10 to 35.90 square meters.<ref name= "inq1" />
One-bedroom units, which also come in standard, balcony and garden varieties, range from 35.62 to 79.15 square meters, while two-bedroom units are 55.97 to 70.80 square meters.<ref name= "inq1" /> The penthouse units come in sizes ranging from 83.86 to 172 square meters.<ref name= "inq1" />
