Kishore Buxani
Kishore Buxani is a Singaporean real estate investor and developer. He is the founder and CEO of Buxani Group, and is known as a savvy investor who focuses predominantly on Singapore commercial real estate. He was formerly with Goldman Sachs from 1996 to 2005, and started investing personally in Singapore commercial real estate in 2000.
Early Life
Buxani was born in Johor Bahru, Malaysia. His father was a civil servant in Malaysia, while his mother operated a retail shop. He started helping out in the shop and his relatives’ shops when he was very young. His early education was in Johor Bahru and he moved to Singapore with his family to continue his education in his early teens. He graduated from National University of Singapore in 1996 with honours in business administration (finance).
Career
Goldman Sachs
Buxani was selected among hundreds of applicants for the inaugural NUS-Goldman Sachs internship program with business faculty in 1995. He impressed during the internship, and was hired by Goldman Sachs after completing his honours in mid 1996 as a Financial Analyst in the Equities Division, Singapore. He was promoted to an Associate in the Investment Management Division within a year in mid 1997. From 1998, he built an asset management business covering Asian corporates, family offices and high-net worth family groups. In 2001, at the age of 29, he was promoted to the position of Vice President (now known as Executive Director), and the assets under management continued to grow rapidly to over US$1.1 billion in 2005.
Buxani Group
While at Goldman Sachs in late 2000, Buxani started to invest in distressed Singapore commercial properties in his personal capacity. He initially found value in strata commercial shops in prime Orchard Road malls, and then widened his portfolio to include conserved shop house buildings as well as strata office units and entire floors in prime areas of Singapore, such as Raffles Place, Orchard, Chinatown, Little India, etc.
Buxani Group was established as a private investment company for the purpose of consolidating his personal holdings. The entrepreneurial instincts that he developed in his early years and the anticipation of the bottoming out of Singapore’s real estate market led him to leave Goldman Sachs in mid 2005. It was then that Buxani began to concentrate his efforts, time and expertise to actively manage his real estate portfolio and build Buxani Group into a successful real estate investment and management company.
From 2006 to 2013, Buxani acquired larger properties, including entire buildings such as GMG Building (now known as Finexis Building) on Robinson Road, Boon Building on South Bridge Road and Katong Junction (now known as Katong Point) on Joo Chiat Road. In addition, he acquired significant stakes in Samsung Hub in Raffles Place, Thong Sia Building in Orchard, and Parkway Centre in Marine Parade.
In 2013, Buxani saw significant opportunities in overseas real estate. He further widened his portfolio to acquire Félicité Island in the Seychelles to develop into Six Senses Zil Pasyon Resort, which opened in Oct 2016, and Zil Pasyon Residences, which will have 17 residential villas for sale. Besides that, he also acquired a 50-year-old waterfront hotel complex in Johor Bahru along Jalan Ibrahim Sultan.
Investment Philosophy
Buxani usually acquires underperforming properties in prime locations, and then actively works on them to create value. This entrepreneurial investment approach allows Buxani Group to maximize value in every aspect of the company’s operations whether it is acquisition, refurbishment, repositioning or management. This investment style combined with a contrarian vision, means Buxani Group operates ahead of the curve, in anticipation of general market trends, and as a result, can source real estate investments that deliver exceptional returns, high yields and maximum value.
